A new-location Google Business Profile is the free listing that appears in Maps and in the local results of a Google search. For a business opening in Burquitlam–Lougheed it is usually the single most important piece of launch marketing, and the easiest to get subtly wrong. We build it to match Google's guidelines for representing your business, which we read before every setup.
What it is and why new units are tricky
The profile tells Google, and searchers, who you are, where you are and when you are open. Most of it is simple. The hard parts in a new building are location and verification.
Towers near the stations often have commercial units with their own addresses, a residential lobby with another, and parking access from a third street. Map data can lag behind construction. A pin dropped automatically may land on the building's centre, a loading bay, or the wrong side of the block. Customers then walk to the wrong door, and the first reviews you get mention it.
Google's guidelines also matter more than people expect. They ask for a precise real-world address, with the suite or unit on the second address line. They don't allow profiles for virtual offices. They allow one profile per location. And they want the name to reflect signage, without added keywords.
Who it's for
This service is for any business that will have a new physical location, or a new service base, in the area:
- Storefronts, studios, clinics and food businesses opening in a new or renovated unit.
- Trades and home-service firms moving their base into the area, who need a service-area profile covering both Coquitlam and Burnaby streets.
- Businesses opening a second location, which needs its own profile rather than an edit of the first.
If you are moving an existing business and want to keep its reviews, see relocation marketing as well, because the order of changes matters.
What's included
- A pre-build check: is there already a profile, perhaps one created automatically or by a previous tenant at the same address?
- Name, primary category and a small number of secondary categories, chosen to describe the core business.
- Address entry with the unit on line two, or a hidden address with service areas for a mobile trade.
- Manual pin placement at the customer entrance, checked against the street view and the actual door.
- Hours, including a plan for opening-week hours and holiday hours.
- A description, services or products list, and first photos, with a schedule for replacing construction-stage images.
- A verification plan, including what to have ready if Google asks for a video of signage and the space.
- Matching name, address and phone on the launch website and key directories.
Timeline
Plan for four to eight weeks from first draft to a stable, verified profile. Drafting takes days. Verification can be quick or can take several attempts, and it often waits on signage or a finished interior. That's why the pre-opening plan schedules it around day minus 45 rather than the week before opening.
How results are measured
We track the profile's own reporting each week after it goes live: searches that showed the profile, calls from the profile, website clicks and direction requests. We also track reviews and the replies to them. Early on, direction requests are a useful signal for a storefront, and calls are the signal for a trade.
None of these numbers can be promised, and anyone who promises map rankings is guessing. What we can promise is an accurate profile that gives you a fair chance to appear.
Mistakes to avoid
- Adding the neighbourhood to the name. "Lougheed Nails & Spa" is fine if it's on the sign. Adding it only to the profile is not.
- Creating a second profile when the first gets stuck. Duplicates usually make problems worse.
- Using the residential tower address. The commercial unit's address may differ; check the lease.
- Uploading renderings as photos. Customers notice, and the images become wrong as soon as you open.
- Leaving hours blank. Searchers skip listings that might be closed.
Next steps
For more detail on addresses in new buildings, read when the map doesn't know your building yet. Profile work is part of the Trades.Agency plans on our pricing page. To start, contact us by call, text or email with your address and target opening date.
We set up listings and marketing only. We are not a contractor and don't install signs or do any physical work.
Frequently asked questions
Can I create the profile before I open?
You can draft it and prepare everything in advance. Whether it can be verified before opening depends on what Google asks for at the time, which often includes evidence of signage and a working location. We plan for both outcomes.
Can I put keywords like 'Burquitlam plumber' in my business name?
No. Google's guidelines say the name should match how the business appears on signage and stationery, and extra keywords can lead to suspension. Location and service belong in other fields.
I work from a home office and visit customers. Do I need an address on the profile?
Probably not shown publicly. For a mobile trade, the home address can stay private while the profile lists the neighbourhoods you cover. We set this up so you appear for the right neighbourhoods without publishing your home.
Will you manage the profile after setup?
During the launch period, yes. After that, many owners handle posts and photos themselves with our checklist; others keep it within an ongoing plan.
